Services included in the agency fee
Our property prices on our website exclude the agency fee. We provide a wide range of services to our buyers. These include the following:
- Sale of contract in two languages: We only work with translators who have experience translating legal documents and in particular contracts of sale into your choice of language.
- It also includes the lawyer’s fee (which is always paid in Hungary by the buyers). We work with two experienced lawyers who are always up do date regarding the latest regulations. However, you may also choose to bring your own lawyer. (If you choose to do that, please remember that is important to inform us about this beforehand)
- It includes all registration fees, including registering you at the land registry as the new owner.
- Transferring all utilities to your name that are currently present (gas, water, electricity, sewerage, weekly waste collection etc.)
- Applying for a residency card for you (“lakcím kártya” in Hungarian) if you would like to be become a resident in Hungary. We can either give you a guide about how to do this yourself or we can do the paper work for you and the migration office will send you the documents.

- Getting house insurance for you if you would like to insure your house. The cost of complete house insurance for a 100 m2 house is about 45 000 HUF in 2023.
- After buying the house we will introduce you to builders, plumbers and other professionals if you need them. We do our best to find you the good offers from so that you won’t have to pay a premium just because you are a foreigner. We have English/German speaking contacts who can help you renovate/modernize your home. We are also able to recommend you a translator if your choice of professional speaks only Hungarian.
