Before listing properties, we always check the data about them and the land registry to understand if it is on in-zone or agriculutral land. It means you will always know in advance how much time the buying process will take. (see the menu point „Purchase process” for more information about this)
Before negotiations start we always double check if there are any encumbrances on the property of your choice, this will help us understand in advance about the time-frame of the purchase.
In order to ensure that house owner’s do not change their mind once a high enough offer has been made, we sign contracts with house owners that says they need to pay a penalty in case they change thier mind. This can save our buyers plenty of time as the sellers will be less likely to leave the negotiation table in case they change their mind about selling.
In order to ensure you are taking over the property in the right condition, we work with penalty fees that needs to be paid by the seller in case they do not hand-over the property on time in the right condition.
